Our pitch fees depend on the width of the holiday home, not the position on the Park. Pitch fees go up broadly in line with inflation each year – they are designed to contribute towards the cost of running the Park for the owners. The including VAT prices are as follows:

No hidden costs
We don’t have extra charges on top of that for rates, water, maintenance, security, waste management etc.
What you pay on top are all extra-Parks costs relating to the individual use of your holiday home, for example monthly costs for internet and insurance.
The gas is piped (so we can’t make a margin, annoyingly), and is metered alongside electric and billed quarterly at the provider’s price.
If you want any extra services e.g. gutters cleaning, decking washing, spring cleans, winter drain-downs, you can pay for these separately at Reception.
price vs. value
Sometimes customers might think that “cheap pitch fees” is the most important decision-making factor in starting to find the right park for them. If they start by searching for what they want rather than what they think they want to pay, they will begin to understand what different parks cost. The right Park for them might be a few shillings more expensive than they originally thought, but picking the right park can be the difference between a dream and a nightmare.
Fairly priced
We don’t want our pitch fees to be a barrier in the customer deciding what they want. We know we are fairly priced for the quality we offer, and we are significantly cheaper than many of our competitors. Our philosophy is that we make money from selling holiday homes and holidays – everything else basically wipes its face. We do not believe that squeezing loyal owners to make up for missing quotas elsewhere in the business is fair or wise.
What do they go towards?
Pitch fees are not a profit centre for us, they go towards covering the annual costs of giving you the best experience here and looking after our natural capital. Pitch fees allow owners to keep a holiday home on our five-star holiday park and enjoy its facilities and amenities throughout the year. They go towards:
- Facilities management services e.g. waste management, recycling, water and water wastewater treatment
- Maintenance costs and investment in the Park infrastructure e.g. wiring, plumbing, internet, and equipment
- Grounds care around holiday homes and ensuring our owners are proud of the look of their five-star holiday park
- Stewardship and the preservation of the 200 acres of woodlands, 18th century parkland, and arboretum
- Upkeep of our buildings from the Lakeside Bar and Woodland Store, to the Old Lodges (Reception) and Walled Garden
- New projects and associated on-costs e.g. building and maintaining the new customer-exclusive dog run
- A friendly owner support team offering a variety of optional owner services to look after and improve holiday homes
- Security on Park: infrastrcture, technology and staffing giving peace of mind that holiday homes and possessions remain safe
Pay for What You Use
We have seen pitch fees range from ÂŁ3,000 to ÂŁ14,000 across the north of England. Unlike some other parks, here you only pay for what you use. This means no extra charges within pitch fees for facilities like swimming pools, saunas, or spas. If you want to use the fishing lakes, you can buy a season pass.
